Yeonji District 4 is composed of approximately 1,300 households, and the number of association members is expected to reach about 550 households. The area's use designation has been slightly elevated from type 2 to type 3 general residential area. Additionally, the planned floor area ratio is set to be below 271%, allowing for a density suitable for urban redevelopment.

The area clearly demonstrates advantages in its location. Nearby, the Yeonji Raemian Urban Park, consisting of about 2,600 households, has already been established. Additionally, redevelopment is underway in the Citizen Park Promotion District, the Cho-eup 1 District, and the Yeonji 3 District, forming a large residential belt.

Moreover, the transportation infrastructure is well-established with the Seomyeon living area, the Bujeon Station Transfer Center, and the BuTX express railway, making it easy to move around. Furthermore, it is located within walking distance to elementary schools, ensuring a significantly excellent residential environment.

Some households located to the north of the Busan Citizens' Park may have views of the park. This can act as a differentiating factor even within the same living area.

The redevelopment project is currently in its early stages, with processes such as the establishment of an association, project execution approval, and management disposition remaining after the designation of the maintenance area. While the location is highly competitive, it is assessed that variables such as project duration and shared costs need to be taken into account.
