The 'Deokcheon 1 District Redevelopment Project', located at 342-2 Deokcheon-dong in Buk-gu, Busan, has commenced the maintenance plan decision and residents' review procedure on May 21. The Buk-gu Office plans to hold a residents' explanation meeting on June 12 to share an overview of the project and the upcoming schedule, with residents' opinions expected to be collected until June 20.
According to the review materials, the area of the maintenance district is 28,310㎡, with 74.5% allocated for multi-unit housing. The remaining area will be designated for infrastructure purposes such as roads and children's parks. Additionally, the zoning classification will be elevated to Type 3 General Residential Area, allowing a maximum floor area ratio of 264%. Based on this plan, it is expected that approximately 600 to 700 new apartments will be supplied.
This project is anticipated to significantly contribute to regional development and the improvement of the residential environment.
The construction company has not yet been determined as the project is currently at the maintenance plan stage. However, brand apartments such as Forena Deokcheon 1, 2, and 3 are emerging in the Buk-gu area, suggesting that competition for the selection of the construction company for Deokcheon 1 District will become fiercer.
When examining the current market prices, the exclusive 84㎡ in Forena Busan Deokcheon 1, expected to move in by January 2025, is trading between 480 million won and 680 million won, while the exclusive 59㎡ in Deokcheon Jugong Complex 1, built in the 1990s, is priced in the early to mid-100 million won range.
As the supply of new apartments becomes active, it is expected that the reconstruction of aging complexes in the old downtown will be vigorously pursued, which is likely to exert upward pressure on house prices in Buk-gu. Considering this situation, it is essential to pay attention to the changes in the Buk-gu real estate market in the future.
This area boasts significant competitive advantages in terms of location. It is situated near Sukdung Station and has excellent access to Deokcheon Station and Gupo Station (KTX), making transportation very convenient. The roads Manduk-daero and Gupo-daero facilitate easy travel to downtown Busan and Gimhae, and the vicinity to Deokcheon Middle School enhances the quality of the educational environment. Nearby, various living amenities such as NC Department Store, Mega Mart, and Nonghyup Hanaro Mart make residents' lives more convenient.
If the planned project proceeds smoothly, several positive effects are anticipated. The environment of the aging residential areas will improve, and more than 10% of public rental housing will be secured. Additionally, the expansion of children's parks and roads will greatly enhance the living infrastructure. Notably, the mandatory construction of small rental housing (40㎡ or less) is expected to allow for the provision of tailored housing for young generations and the elderly.
After the completion of the residents' review of Deokcheon 1 District, the maintenance plan will be finalized, and a promotion committee will be established. Subsequently, procedures such as the founding of the cooperative general meeting and the selection of the construction company will take place. This series of processes is expected to have a positive impact on regional development.
