Block 29 of Eco Delta City Moa Miraedo is Scheduled for Sale in 2026, 29BL Mirae Construction / Housing Construction Project Plan Approval Announcement
The joint Block 29 of Eco Delta City in Gangseo-gu, Busan has found a new owner. This block was secured by Bando Construction in 2018 at a competitive ratio of 109 to 1, but the project was halted in late 2023 due to rising interest rates and costs, resulting in the return of the deposit of 4 billion won.
Following this, a re-sale announcement was made in November 2023, and Mirae Construction of the Moa group won the bid with a sole offer in early 2024. Subsequently, design will be conducted under the 'Moa Miraedo' brand in the second half of the same year, and the project will begin in earnest.
According to the recently announced details, the project consists of 10 buildings with 2 basement floors and 10 above-ground floors, totaling 540 households. Construction is scheduled to begin in May 2026, with completion planned for March 2029.
The project area has been set at 42,770 square meters, with a total floor area of 89,431 square meters. Furthermore, Moa Miraedo Construction will be fully responsible for planning and construction.
Block 29 is located in an important position where it can overlook waterways and parks in Eco Delta City. Nearby Blocks 24 and 25 are both large complexes with over 1,000 households each. Therefore, the relatively smaller complex of 500 households is expected to create price differentiation. Recently, the sale rights of nearby e-Pyeonhansang, Xi, and Prugio are being traded at around 500 million won based on a dedicated area of 84㎡.
There are notable regional advantages. The 'Eco Delta City Station' of the Busan-Masan double-tracked railway, scheduled to be completed in 2028, is planned, and the anticipation is growing due to the development of Gadeok New Airport and Myeongji International New City. Additionally, the proximity to the Gangseo-gu Office and the Busan New Port area is expected to increase demand for residential proximity.
Moa Construction and Mirae Construction maximize efficiency with a unique vertical hierarchical structure. When Moa Construction secures the land, the construction is divided between Moa Comprehensive Construction and Mirae Construction, while sales are entirely handled by Moa Miraedo. In this Block 29 project, Mirae Construction will take charge of the construction, and Moa Miraedo will oversee sales and marketing, maximizing synergy between the groups.
Eventually, the withdrawal of Bando Construction, which had halted work on Block 29, has increased the likelihood of construction starting in 2026 with the participation of Mirae Construction. As the supply of public land decreases and interest rates stabilize, Block 29 of Eco Delta City is expected to be a focal point for investment in the new city of Western Busan.
