The area of 44 Gamman-dong, Nam-gu, has been officially designated as a maintenance zone with an area of 52,762㎡, which is significant as it enables coordinated development with the adjacent Gamman No. 1 zone demolition and newly promoted Gamman No. 3 and 4 zones, and Daeyun No. 8 zone. This indicates that large-scale development is expected.

According to the maintenance plan, the Gamman No. 2 zone will have an apartment area of 44,005㎡, maintenance infrastructure of 7,861㎡, and other facilities of 896㎡. The land use is expected to be restructured with more than 90% as a Type 3 General Residential Area.
The average floor area ratio is set at 209%, and the allowable floor area ratio is set at 225%. Additionally, the height of buildings is limited to below 90m. Upon completion of these plans, a large-scale medium-rise high-density residential complex is expected to be formed.

The share of expenses for landowners is calculated at 103.12%. The area has the potential for additional development profits due to possible coordinated maintenance with Gamman No. 1, 3, and 4 zones. Particularly, the redevelopment of the Gamman area is located at an important center for the recent reorganization of the eastern Busan city center, connecting to the North Port, Munhyeon Financial District, and Wooam Dock redevelopment axis.

The current number of households in the maintenance zone is 482 and is expected to increase to about 900 according to the maintenance plan.
The supply plan centering on the national housing size of less than 85㎡ aligns well with real demand, enhancing the stability of the project.
The inclusion of infrastructure, safety and crime prevention measures, and solutions for animal protection also meets the standards for large-scale redevelopment.
