Decision on the maintenance plan and designation of the maintenance area for Myungjang District 5 redevelopment project
- Area of Dongnae-gu, Myungjang-dong 104-12

The Myungjang District 5 redevelopment project, located in the area of Dongnae-gu, Myungjang-dong 104-12, received the maintenance plan decision and the designation of the maintenance area on August 27, 2025.
Due to the large area, the procedures were somewhat delayed, and after the public notice and announcement of the maintenance plan decision and the draft for the designation of the maintenance area in April 2024, it took about 1 year and 4 months to reach the final announcement.
Once the redevelopment is completed, significant improvements to the local environment are expected.
This announcement revealed a large-scale maintenance plan covering an area of 134,589㎡. This project, supplying a total of 2,224 housing units, is notably gaining attention with a confirmed floor area ratio of 275.98%. This is evaluated to reflect optimal incentives due to the upward zoning.

According to the land use plan, the third general residential area occupies 97% of the total, while semi-residential and commercial areas constitute only 3%.
The household composition has been planned diversely, with 158 units of 114㎡, 802 units of 99㎡, 681 units of 84㎡, 20 units of 74㎡, 339 units of 59㎡, and 224 units of 39㎡ assigned. Notably, mid to large-sized units comprise over half of the total.
The promotion committee expects the number of members to be around 1,100 to 1,200, corresponding to about 50% of the total number of units. In this regard, the ample supply of general sales is assessed to indicate a highly feasible project.

This development project includes 4 blocks of apartments along with 3 parks, a parking lot, school sites, and water retention facilities among various infrastructure. Notably, the elementary school site has expanded by 5,124㎡ compared to the previous area, increasing to a total of 15,020㎡, effectively responding to the increasing school-age population. Additionally, the projected ratio for the calculation of member rights is estimated at 103.42%, supporting stability. These factors are expected to have a positive impact on local development.

Myungjang District 5 is adjacent to Chungnyeolsa Station and Myungjang Station, providing access to two station areas. Additionally, a pleasant natural environment is created with Dongnae Historical Park and Oncheoncheon, enhancing its appeal as a residential area.
Moreover, excellent academic districts including Dongnae High School, Hyewha Girls' High School, and Chungnyeol High School contribute to favorable conditions for children's education.
Furthermore, it is expected to form a large residential belt of 3,806 housing units together with the nearby Anrak District 1 (planned for 1,582 units), establishing itself as a potential new residential hub in Dongnae-gu.

The redevelopment project in Myungjang District 5 boasts excellent feasibility due to its outstanding floor area ratio, stable ratio of members, and abundant general sales supply. Additionally, through its connection with Anrak District 1, it is highly likely to develop into the largest residential complex in Dongnae area.
