Moreover, with the adjustment of zoning areas, a new semi-residential area of 1,226.8㎡ has been included, and the applicable floor area ratio has been adjusted from an average of 270.23% to 284.23% after reflecting a 14% incentive. The construction company selected is Kolon Global, which signed a single contract at the union general meeting in January 2024. The contract amount amounts to 116.8 billion won.

According to the plan, an apartment building under the 'Sky House' brand with approximately 400 households and accompanying welfare facilities is planned to be constructed with 3 basement levels and 29 above-ground floors. The nearby The Sharp Dangri Central will be available for sale in April 2025, pricing the exclusive 84㎡ at around 619.5 million won to 699.5 million won. In the same period, the actual transaction price of the exclusive 84㎡ of Saha Kolon Sky House was recorded at 375 million won, while the exclusive 84㎡ of Hillstate Saha Station was traded at 625 million won in May.

District 1 is expected to form a similar level in terms of brand and household scale compared to The Sharp Dangri Central and Hillstate Saha Station, with a greater likelihood of recording relatively higher prices compared to the Shinpyeong Sky House complex. This pricing trend is expected to reflect the future volatility of the market.

The Hadan Station area is well-equipped with the metropolitan transportation network, making it convenient for movement. Additionally, while the Hadan commercial area is easily accessible, this area is expected to form a quiet inland residential complex as it is far from the Nakdong River waterfront.

Nearby, Hadan Elementary School is located, and according to the maintenance plan, a new road with a size of 85㎡ is planned to be created. If existing public facilities are also expanded and attributed for free, the living infrastructure and vehicle flow will significantly improve.

In particular, restoration projects are underway for the ecological stream, and local environmental conditions are expected to improve further.
