Yeonji 4 Redevelopment Project

The Yeonji 4 Redevelopment Project in Busanjin-gu is set to commence in earnest. The Busanjin District Office has established a maintenance plan for the area around 71-15 Yeonji-dong and has prepared a draft for the designation of the maintenance area.

The public review will take place from October 29, 2025 to November 28, 2025, during which residents can check the plans and share their opinions. Additionally, a resident explanation meeting is scheduled to be held on Wednesday, November 12 at 6 PM in the main auditorium of the Busanjin District Office.

Yeonji 4 Redevelopment Project

This maintenance area covers an area of 72,779㎡, and a portion of the second type of general residential area will be converted to a third type. The floor area ratio is set at 271% or less, the building coverage ratio is at 50% or less, and the maximum building height is limited to 106m. The multi-family housing site will comprise approximately 63.8% of the total area at about 46,423㎡, and will be developed into two phases: Phase 1 (21,760㎡) and Phase 2 (24,663㎡).

According to project estimates, the total revenue is expected to be 574 billion won, total project cost is expected to be 210.6 billion won, and the residual asset value is projected at around 198 billion won. The proportional rate is calculated at 105.16%, and adjustments to the distribution size, price, and project costs will be made during the approval process for the business implementation plan and management disposal plan. Therefore, the specific direction of the project's progress may change.

Yeonji 4 Redevelopment Project

Yeonji 4 area, formerly known as Yeonji 5 area (provisional), completed its preliminary feasibility review in November 2022. The resident consent rate for this area is reported to exceed 70%.

The development is planned to consist of a total of 1,300 households, with approximately 550 households as union members. Nearby, there is a large development project called Yeonji Raemian Urban Park with around 2,600 households, and other large-scale development projects such as the Citizen Park Promotion District and the Yeonji 3 Redevelopment are also underway.

These developments are expected to make a significant contribution to regional growth.

The area boasts excellent transport convenience, with nearby transfer centers like Bujeon Station and the rapid BuTX railway. Living in this neighborhood allows easy access to the Seomyeon living area and convenient walking distance to elementary schools, making the residential environment very high-quality.
