The ‘Bandobora Mansion Small-Scale Reconstruction Project’ located at 106-1 Suan-dong has started the public inspection of the project implementation plan on May 28. This project covers an area of 9,278㎡, consisting of a two-building structure with 2 basement floors and 36 above-ground floors, along with 284 households of collective housing and neighborhood living facilities.
The public inspection will be held until June 11 at the Dongnae-gu Office's Building Department and the association office, and construction is expected to be completed within 60 months once the approval is finalized. This project is expected to contribute to regional development.
In June 2022, DL Construction secured the construction rights. The company plans to complete the project within 31 months after the actual construction starts, based on a total construction cost of 81.5 billion won. Once this approval is confirmed, it is expected that the design and construction schedule will accelerate. The approval for the establishment of the association was completed in January 2022, and the integrated review for construction was passed in July 2023. Therefore, the licensing process has now reached its final stages.
The location is very convenient, situated within a 10-minute walk from Dongnae Station of the Donghae Line and Nakwon Station and Suan Station of Busan Subway Line 4. Additionally, the access to public transportation is excellent via National Highway No. 7 and 14, as well as Jungang-daero. The educational environment is also excellent, with Nagnin Elementary School, Dongnae Middle School, and the Sajik Academy district nearby, making it suitable for children's education. Furthermore, lifestyle convenience facilities such as Lotte Department Store, Homeplus, and Oncheoncheon Riverside Park are well-equipped, providing significant advantages to residents.
Currently, the sale price of 84㎡ units in Bandobora Mansion, completed in 1984, ranges from 260 million won to 310 million won. The average selling price of private apartments in Busan in 2024 is expected to be 23.56 million won per 3.3㎡, while new complexes in Dongnae-gu are generally around 23 million won per pyeong. Considering this situation, it is likely that the general selling price after reconstruction will range between 22 million won and 24 million won per pyeong.
Thus, it is expected that the demand from actual buyers and investors looking to move to brand apartments replacing aged complexes will increase.
There are various expected effects. First, the image of the old residential area is expected to improve. Second, the skyline formed by the 36 floors is likely to become a landmark for Dongnae-gu. Third, it can enhance management efficiency as a medium-sized complex of about 300 households. Fourth, the value through the triple station area and the view of Oncheoncheon Riverside is expected to lead to price increases. DL Construction is achieving good results in small-scale maintenance projects, and the quality of construction and brand premium are also expected to rise.

Regarding the application for project implementation plan approval for the "Suan-dong Bandobora Mansion Small-Scale Reconstruction Project" at 106-1 Suan-dong, Dongnae-gu, Busan Metropolitan City, according to Article 29 of the Special Act on the Maintenance of Vacant Houses and Small-Scale Houses, the relevant documents are made available for public inspection, and landowners, union members, and other interested parties in relation to the maintenance project are invited to submit their written opinions during the public inspection period.
